What is floor stripping and waxing?

Floor stripping and waxing removes the old, dirty layers of floor finish with a chemical stripper and a floor machine, then rinses the floor and applies several fresh coats of finish. It restores shine and protects the floor from wear.

  1. Prep. Move furniture where needed and dust mop the floor.
  2. Strip. Apply stripper and scrub with a floor machine to break down the old finish.
  3. Rinse and neutralize. Remove all stripper residue so the new finish bonds.
  4. Apply finish. Lay down multiple thin coats, letting each one dry.
  5. Cure. Keep traffic off until the finish is ready.

How often should commercial floors be stripped and waxed?

Most commercial VCT floors need a full strip and wax once or twice a year. Between strips, regular scrubbing and a fresh top coat, called a scrub and recoat, keeps the shine up and stretches the time between full strips.

We usually schedule floor work after hours or on weekends so the finish can dry before people walk on it.

  • Offices and lobbies
  • Classrooms and community rooms
  • Retail stores
  • Break rooms and hallways

Strip and wax or scrub and recoat: which does my floor need?

A full strip and wax removes all the old finish down to the tile and is needed when the floor is yellowed, dull or built up with dirt. A scrub and recoat only cleans the top layer and adds fresh coats, which is faster and costs less when the base finish is still in good shape.

  • Yellow, patchy or dirty finish: strip and wax
  • Dull but even finish: scrub and recoat
  • Scuffs and light wear: burnish or buff
  • New tile with no finish: full finish application

Which floors can be stripped and waxed?

Vinyl composition tile (VCT) is the most common floor for stripping and waxing in offices, schools and stores. Luxury vinyl plank and tile usually should not be stripped with harsh chemicals, and wood, natural stone and sealed concrete need their own methods. We check the floor and the manufacturer guidance before we start.

  • VCT (vinyl composition tile): strip and wax
  • Sheet vinyl: often finished, depending on the product
  • Luxury vinyl (LVT and LVP): follow manufacturer care, usually no stripping
  • Natural stone and terrazzo: specialized cleaning and sealing
  • Wood: not stripped with floor stripper

How do I keep a waxed floor shining longer?

Dust mop every day, clean with a neutral floor cleaner instead of strong degreasers or ammonia, keep walk off mats at every entrance, and schedule regular burnishing or scrub and recoat visits. Good daily care can stretch the time between full strips.

  • Daily dust mopping
  • Neutral pH cleaner only
  • Walk off mats at entries
  • Felt pads on chair and table legs
  • Scheduled burnishing or recoat

Floor care for offices, schools and medical spaces

Busy commercial floors take a beating from foot traffic, carts and chairs. J&E builds floor care into your janitorial schedule, so stripping, waxing and recoats happen after hours on a plan instead of only when the floor already looks bad.

Common questions

Quick answers about this service. Have a different question? Call (805) 922-6500.

What types of floors can be stripped and waxed?

Vinyl composition tile (VCT), sheet vinyl and some other resilient floors are stripped and waxed. Natural stone, tile and wood need different care, and we will tell you which method fits your floor.

How long before we can walk on the floor?

Light foot traffic is usually fine once the last coat is dry, and furniture can go back after the finish has had time to cure. That is why we schedule floor work after hours or on weekends.

Can you do floors for a new building?

Yes. Applying finish to new vinyl tile is a common part of our post construction cleaning.
