What is the difference between move in and move out cleaning?
Both are deep cleanings of an empty home. Move out cleaning focuses on returning the home to the condition the landlord expects. Move in cleaning makes a new place sanitary and fresh before your furniture and family arrive.
In California, a landlord can only deduct cleaning costs from a security deposit to bring the unit back to the level of cleanliness it had when the tenancy started (California Civil Code 1950.5). A professional move out cleaning, with photos taken when it is done, gives you the best chance of getting that deposit back.

How do I get ready for a move out cleaning?
Have everything moved out before we arrive and keep the water and electricity on. Empty homes clean faster and more thoroughly, and appliances and lights need power to be cleaned and checked properly.
- Book early. End of month dates fill up fast, especially near Cal Poly and in rental heavy areas.
- Move everything out. Furniture, boxes, food and trash should be gone.
- Keep utilities on. We need running water and power.
- Tell us about extras. Carpet cleaning, wall marks, nail holes or items to haul away.
- Walk through when we finish. Check the work and take your own photos for your records.

Will a move out cleaning help me get my deposit back?
It gives you the best chance. Under California Civil Code 1950.5 a landlord may only charge cleaning needed to return the unit to its move in level of cleanliness. A thorough professional cleaning removes the most common reasons for deductions.
How long does a move out cleaning take?
It depends on the size of the home and its condition. A small apartment can be done in part of a day, while a large house with heavy kitchen buildup takes longer. We give you a time estimate with your quote.
Does the home need to be empty?
Yes, an empty home is best. We can clean inside cabinets, closets and appliances and reach every floor area only when furniture and boxes are out.
Can you clean the carpets on the same visit?
Yes. We can schedule carpet cleaning right after the move out cleaning so the carpets are the last thing done.
